Price Guide For Plastering, Rendering & Dry Lining

Our team are often asked how much does plastering cost or how much does plastering cost per m2 before any work takes place. We believe that our customers should have transparent quotations and consultation at all times. Therefore, we have put together a rough pricing guideline highlighting the average costs involved with our plastering, rendering and dry lining services.

Please bear in mind that these are only average estimates and should not be treated as a final quote. Each job has its own set of requirements and specifications that alters the total quote figure. Plastering Prices

Below you can find a rough outline of our plastering prices. Please note these are general guidelines and are NOT a definitive price. Prices vary depending on the size of room and type of plaster materials used.

Examples of Small Sized Rooms:
Lobby, downstairs toilet, ensuite, etc.

Examples of Medium Sized Rooms:
Single bedroom, family bathroom, etc.

Examples of Large Sized Rooms:
Lounge, kitchen, dining room, etc.

Here are the 3 most common types of plastering jobs:

Re-Plastering Walls Prices

This involves skimming over the original plaster to improve the finish.

  • Small Sized Rooms Cost Approximately £450 – £600.
  • Medium Sized Rooms Cost Approximately £600 – £800
  • Large Sized Rooms Cost Approximately £800 plus.

Fresh Plaster Prices

This involves stripping the old plaster which often includes drylining.

  • Small Sized Rooms Cost Approximately £1,000 plus.
  • Medium Sized Rooms Cost Approximately £1,500 plus.
  • Large Sized Rooms Cost Approximately £2,000 plus.

Plaster Ceilings Prices

Plastering ceilings is quite hard work and should not be rushed.

  • Small Sized Rooms Cost Approximately £450-£550.
  • Medium Sized Rooms Cost Approximately £500-£600.
  • Large Sized Rooms Cost Approximately £700 plus.

Dry Lining Prices

Below you can find a rough idea on how much our dry lining services cost. These are guidelines and should NOT be treated as a final quote. Prices vary depending on site location, materials used, insulation, moisture levels, specialised equipment, etc.

Dry Lining Standard Ceiling Prices

  • Duration: 2-4 hours
  • Materials: £100-£200 per ceiling (including taping)
  • Cost of labour: £250-£350

Dry Lining Average Room Prices

  • Duration: 4-8 hours
  • Materials: £350-£450 per room (including taping)
  • Cost of labour: £400-£700

Dry Lining Standard House Prices

  • Duration: 2-4 days
  • Materials: £2,000-£3,500 per house (including taping)
  • Cost of labour: £3,000-£5,500

Rendering Prices

Below you can find a rough breakdown for our estimated rendering prices. These are guidelines and should NOT be treated as a final quote. Prices vary depending on the size of wall and type of render materials used.

We have listed the prices for the 4 most popular rendering systems:

Monocouche Render Prices

  • Approximately £80 – £90 per M2 (including labour and materials).
  • The cost will vary depending on the type of base coat needed.

Silicone / Acrylic Render Prices:

  • Approximately £80 – £120 per M2 (including labour and materials).
  • The cost will vary depending on the type of base coat needed.

External Wall Insulation Prices:

  • Approximately £120 – £180 per M2 (including labour and materials).
  • The cost will vary depending on the thickness of insulation needed.

Sand & Cement Render Prices:

  • Approximately £60 – £80 per M2 (including labour and materials).
  • The cost will vary depending on the type of base coat needed.

Other Potential Costs To Consider

Sometimes there are other costs to consider when having plastering, rendering or dry lining works. The prices above do not reflect these additional costs listed below.

  • Scaffolding Costs – erecting scaffolding may be required depending on the type and size of project. Scaffolding prices will vary depending on the company you choose and height of which is needed access to (e.g. upper floors to be rendered or plastered).
  • Removing Existing Render or Plaster Costs – the prices may vary depending on the depth of render and size of walls.
  • Waste Disposal Costs (e.g. Skip Hire) – we can help with all waste disposal to ensure that all waste products are removed and where possible recycled. This is normally needed for dry lining, rendering and plastering.
  • Protective Tape & Sheeting Costs – this normally involves applying protective tape and sheets around windows, guttering, downpipes, etc. Most of the time this cost will be for some plastering and most rendering projects.
